The process of selling a home – what you need to know
From start to completion, the conveyancing process takes around 8 to 10 weeks. This does depend on a few factors, including how well organised you are throughout the process.
Our advice is to be proactive rather than reactive. A lot of people put their property on the market, wait until they find a buyer and then scramble to get things organised. This can cause delays and frustration for all parties involved. The sooner you get organised, the better.
Once you are emotionally invested in selling your home, start gathering together all the documents you will need in relation to your property.
When to instruct a solicitor when selling your home
At this point, we would recommend you contact us, so we can get the ball rolling on our side. This allows us to get started with the paperwork, such as the property information and fixtures and fittings forms.
Once you’ve instructed us, there’s a few things you can be doing to keep things moving along. For example, unless you’re selling your house privately, you will need to speak to an estate agent and get it on the market. They will value the property for you, to give you a guideline price on how much to sell your home for.
We also suggest looking into things such as removal companies at this point to make that initial contact and finding a company that suits your needs.

What documents do solicitors need when selling a house?
When you are swept up in the excitement of moving onto the next phase of your life, the stress of collecting the documentation you need can feel like the drone of a dripping tap. But much like the dripping tap, it needs to be addressed, and the sooner the better.
Once you’ve decided to sell your home, you should get a folder together with the following documents:

How long will it take to sell my home?
There is no universal answer to this. Every transaction is different and there can be challenges that cause a delay (through nobody’s fault). But on average in the last 12 months, a sale has taken between 8-10 weeks from when a buyer has been found to the completion date.
There may also be stages during the process where you are waiting for updates and start to wonder if there’s an issue. This usually comes around after a buyer has been found, and we’re waiting for the buyer’s lawyers to act.
Completing the sale of your home and moving out
Your solicitor will arrange for you to sign the contract and transfer, along with any other relevant documentation.
Then once the buyer’s solicitors have satisfied all their enquiries. A target completion date can be negotiated with all parties and exchange of contracts can take place. This will also be the time to book your removal van and any other relevant services so that you are all prepared for your moving day.
When the completion date arrives, your solicitor will ensure that any mortgages and any estate agent fees are paid once funds are received from the buyer’s solicitors. The sale is now completed and any money left over will be transferred straight to you.
At this point, you should make final checks on the property and take a final meter reading on any utilities before handing over the keys or dropping them off at the estate agents. The estate agent will not hand the keys to your buyer until they have received confirmation from your solicitor that formal completion has taken place. If you are selling your home privately your solicitor will contact, you directly to advise you to hand over the keys. Don’t be tempted to hand the keys to your buyer prematurely without confirmation of receipt of the completion funds.
